Access Statement

Introduction

The Elms, Farm View and The Stables are self-catering apartments within the Old Rectory Coach House, which is in the grounds of the Old Rectory in Sampford Brett village.

We have tried to provide as much information as possible in this statement, but if you have any queries please do call.  We look forward to welcoming you.

Pre-Arrival

§  We have a website that includes photographs of the inside and outside of the building

§  Bookings and enquiries can be made via the website, or by email, post or phone

§  Payment can be made by cheque, bank transfer, PayPal or Stripe

§  The nearest bus stop (First Bus, no. 28 between Taunton and Minehead) is outside the petrol station on the A358 about 200 metres from our entrance

§  The nearest train station (Taunton) is 16 miles away; there are buses to Minehead that stop at Sampford Brett (route 28) and accessible taxis at the station

§  All the main supermarkets will deliver to the area. If booking a delivery please ask the driver to reverse up the drive as turning space is limited for vans

§  We can provide information in large print on request

§  All guests are provided with written directions to the cottage (specific fonts or font sizes are available on request)  

§  This access statement is available on our website and in the 'Welcome File' in the cottages.  

Arrival & Car Parking Facilities

§  Access from the road is through double gates that we sometimes lock at night. The number for the combination lock is in the welcome information

§  There are solar lights along the edge of the drive (dim in winter!) and a light at the top of the drive that is activated by a motion sensor

§  The main parking area is in front of the Old Rectory Coach House where there is one parking for each apartment. Please let us know if you are bringing more than one car. The car park is level with a gravel surface. These spaces are immediately in front of the Stables, about 30 metres from the entrance to Farm View and 40 metres from the Elms

§  There is parking for two cars behind the building, which reduces to walk to Farm View to about 5 metres and the Elms to about 15m. This area is also gravelled. Access to these parking spaces is via a drive that is narrow for large vehicles.

Main Entrance

a.   Farm View and the Elms

§  Both the Elms and Farm View have their own private entrance up a flight of 8 concrete steps, each 19-20cm deep.  The entrance threshold (step 9) is 22cm high. Neither apartment is suitable for people who cannot manage steps

§  The steps are protected on the right hand side (going up) by a wall that is 1m high. There is a metal hand rail mounted on the wall of both sets of steps.  The rail is offset from the wall by 45mm

§  The entrance to Farm View is direct from the gravelled parking area to the rear of the building. There are stepping stones set into the grass to reach the steps to The Elms. Access to both sets of steps is level

§  The external doors are 81cm wide and are provided with outdoor and indoor mats. Both are stable doors, are hinged on the left and open into an entrance hall.

b.  The Stables

§  Access to The Stables is either up an access ramp from the car parking area or up 2 concrete steps that are 12-13cm deep

§  The steps and railings have a hand rail on both sides that is 87cm high

§  The external door is 80cm wide and is provided with outdoor and indoor mats. The stable door is hinged on the right and opens into the living room.

General Information

§  There is oil-fired central heating with radiators in every room including the bathrooms and halls. Each radiator has a thermostatic valve

§  There is a pressurised hot-water system that provides instant hot water

§  All rooms except the kitchen areas and bathrooms are carpeted:

o  The Elms has a dark brown, short loop pile, 80% wool carpet

o  Farm View has a mid grey 100% polypropylene, twisted carpet

o  The Stables has a light grey 100% polypropylene, twisted carpet

§  All internal doors are 67cm wide and 1.98m high. They have lever handles at a height of 1m

§  All rooms have opening casement windows that have deep windowsills set into the stone walls

§  All light switches are at a height of approximately 1.3m and sockets are at 30cm, except in the kitchens where they are above the worksurface

§  All bedding is polycotton, Egyptian cotton or percale with non-feather pillows and duvets.  Additional pillows and bedding are available on request. 

FARM VIEW

Entrance Hall

§  Carpeted hall with a loose door mat and hanging space for outdoor clothes.

Bedroom 1 (double)

§  The door into the bedroom is hinged on the left when entering from the hall.

§  There is a double bed 4' 6" wide with solid pine headboard; the mattress is 60cm above the ground. The bed is accessible from both sides but the space around the bottom of the bed is tight (30cm). There is however plenty of free space on the near (right) side of the bed (1.8m x 2.7m)

§  The main room light has a switch at the door. There are touch-control reading lamps available by each side of the bed and a clock radio on one side

§  There is a double wardrobe, a large chest of drawers and two bedside drawer units.


Bedroom 2  (bunks)

§  The door into the bedroom is hinged on the right when entering from the hall

§  There is a set of 3’ wide pine bunk beds which are against walls on two sides

§  There is bedside table with a reading light for the bottom bunk

§  The main light switch is on the wall by the door.

Bathroom

§  The toilet seat is 40cm high with a flush button inset into the wall behind

§  The basin height is 82cm with a mirror behind and a shaving light and socket above

§  The bath is 65cm high

§  A shower is provided over the bath with a hinged glass shower screen

§  There is free floor space of approximately 1.5m x 1.3m

§  The bathroom has white tiles around the bath, basin and toilet and a wall mounted heated towel rail

§  The floor surface is non slip light blue vinyl. 


Living Room

§  The living room is L-shaped with a kitchen area in the short part of the L

§  In the sitting area there is a 3 seater settee (foam seat and back cushions; seat 40cm above ground), a matching 3 seater bed-settee, a coffee table and a free-standing uplighter with a reading light

§  There is a wall-mounted Smart TV with bookshelves beneath

§  There is a rectangular pine table (150 x 90cm; 75cm high) and 6 chairs in the dining area

§  The main central heating thermostat is on the wall between the living and kitchen areas, at a height of 1.4m.

Kitchen

§  The kitchen has a mid grey vinyl floor, painted units (galley arrangement) and a black laminate work-surface at a height of 90cm

§  There is a 4 ring ceramic hob cooker with a grill within the oven

§  The sink has a mixer tap, a drainer to the right and cupboards above

§  There is a 60cm wide fridge under the work-surface with a 3* ice box. Freezer space is available in a chest freezer in the garage

§  A microwave, kettle, toaster and plenty of crockery and cooking utensils are provided.

THE ELMS

Entrance Hall

§  Carpeted hall with a large fitted door mat and hanging space for outdoor clothes.

Bedroom 1 (front)
 

§  The door into the bedroom is hinged on the right when entering from the hall

§  There is a double bed 4' 6" wide with solid pine headboard. The bed is accessible from both sides

§  The main room light has a switch at the door. There are touch-control reading lamps available by each side of the bed and a clock radio on one side

§  There is a single wardrobe, a large chest of drawers and two bedside drawer units.


Bedroom 2  (back)

§  The door into the bedroom is hinged on the right when entering from the hall

§  There is a double bed 4' 6" wide with solid pine headboard. The top of the mattress is 60cm high and the bed is accessible from both sides

§  The main room light has a switch at the door. There are reading lamps available by each side of the bed and a clock radio on one side

§  There is a single wardrobe, a large chest of drawers and two bedside drawer units.

Bathroom

§  The toilet seat is 40cm high with a flush button inset into the shelf behind

§  The basin height is 82cm with a mirror behind and a shaving light and socket above

§  The bath is 65cm high

§  A shower is provided over the bath with a hinged glass shower screen

§  There is free floor space of approximately 1.4m x 1.2m

§  The bathroom has white tiles around the bath, basin and toilet and a wall mounted heated towel rail

§  The floor surface is non-slip beige vinyl. 


Living Room

§  The living room is L-shaped with a kitchen area in the short part of the L

§  In the sitting area there is a 3 seater bed-settee (hollow-fibre seat and back cushions; seat 40cm above ground), 2 armchairs, a coffee table and a free-standing uplighter with a reading light

§  There is a wall-mounted television with bookshelves and a DVD player beneath

§  There is a 150 x 80cm rectangular pine table (height 75cm) and 4 chairs in the dining area

§  The main central heating thermostat is on the wall between the living and kitchen areas, at a height of 1.4m.

Kitchen  

§  The kitchen has a light vinyl floor, light beech units (L-shaped arrangement) and a black laminate work-surface at a height of 90cm

§  There is a 4 ring ceramic hob with an electric oven beneath; the grill is within the oven. There is a pull-out extractor hood above

§  The sink has a mixer tap, a drainer to the right

§  There is a 50cm wide fridge under the work-surface with a 3* ice box

§  A microwave, kettle, toaster and plenty of crockery and cooking utensils are provided.

THE STABLES

Entrance Hall

§  Entrance to the property is directly into the living room, with a carpeted hall off to the left. The external doorway has a large fitted door mat. Hanging space for outdoor clothes is provided in the hall.

§  The hall is 120cm wide and leads to the kitchen, bathroom and two bedrooms

Living Room

§  The main central heating thermostat is on the wall near the external door, at a height of 1.4m.

§  Seating in the living room includes a 3 seater bed-settee (hollow-fibre seat and back cushions; seat 40cm above ground), a separate upright settee and 2 armchairs of the same height. There is a coffee table, standard lamp and a reading light

§  There is a 42” Smart TV on a TV unit with cupboards beneath

§  The dining table is 110cm round (height 70cm) and can be extended to 110cm x 150cm. 6 dining chairs are provided.

§  There is also a sideboard attached to the wall and a corner cupboard.

Kitchen  

§  The kitchen has a light vinyl floor, light beech units and a black laminate work-surface at a height of 90cm

§  There is a 4 ring ceramic hob with a separate electric oven at a height of 90cm; the grill is within the oven. There is a pull-out extractor hood above

§  The sink has a mixer tap and a drainer to the left

§  Under the work-surface there is a fridge, separate freezer and a washing machine / tumble drier; all are 60cm wide. There is also a 50cm wide dishwasher

§  A microwave, kettle, toaster and plenty of crockery and cooking utensils are provided.

Bedroom 1 (front)
 

§  The door into the bedroom is hinged on the left when entering from the hall

§  There is a double bed 4' 6" wide with an upholstered headboard. The bed is accessible from both sides and is 70cm high

§  The main room light has a switch near the door. There are touch-control reading lamps available by each side of the bed and a clock radio on one side

§  There is a double wardrobe with a drawer beneath, a dressing table and two bedside drawer units. There is a mirror above the dressing table


Bedroom 2  (back)

§  The door into the bedroom is hinged on the right when entering from the hall

§  There are twin 3’ zip and link beds with upholstered headboards that, if requested, can be joined to form a super-king. The top of the mattress is 70cm high and the beds are accessible from both sides

§  The main room light has a switch at the door. There are reading lamps available besides each bed

§  There is a double wardrobe with a drawer beneath and three bedside drawer units.

Bathroom

§  The toilet seat is 40cm high with a flush handle inset into the shelf behind

§  The basin height is 82cm with a mirror behind and a shaving light and socket above

§  There is a quadrant shower which has a lip 17cm high that has to be stepped over to get into the shower. There is a grab rail 110cm above the base of the shower

§  There is free floor space of approximately 1.4m x 1.2m

§  The bathroom has beige marble-effect tiles around the shower, basin and toilet, a wall mounted heated towel rail and a wall-mounted bathroom cabinet. There is also a cupboard built in under the basin

§  The floor surface is non-slip beige vinyl. 

GROUNDS AND GARDENS

§  There are 2 acres of gardens including a small lawn adjacent to the entrance to Farm View and The Elms, a large level lawn (ex tennis court) in front of the Old Rectory and a steep, rough field/woodland for the more adventurous

§  There is a children’s play area with a climbing frame, swings, slide and trampoline

§  There is an outdoor swimming pool (open May – September approximately) which is accessed via a sloping lawn and 3 steps. The pool is surrounded by walls and fence (1.8m high minimum) and the gate has a high latch 1.7m above the top step to restrict access by wandering children

§  The pool has a solar cover that makes it surprisingly warm during the summer months

§  Children must be supervised at all times!

§  Pets are welcome - please inform us on booking

§  Vodafone and O2 mobile phone reception is good, but EE is only available in the more elevated parts of the garden and field
