Terms and Conditions for Holiday Rental

1 Customer

1.1 You agree to take good care of the Property, to leave it clean and tidy and to pay for any breakages.

2 Rental

2.1 Rental of the Property is subject to availability.

2.2 In order that the Property can be thoroughly cleaned between lets, lettings commence at 4.00pm on the day of arrival and terminate at 10.00am on the day of departure.

3 Reservations

3.1 Your booking, which must be on our Booking Form or via our website and sent to us with a deposit of one-third of the total price, will only be effective when confirmed by us in writing. 

3.2 We must receive the balance no later than six weeks before the beginning of your holiday. If we do not receive your balance six weeks before, we may assume you have cancelled your reservation. The cancellation terms will apply and we may seek to re-let the Property.

3.3 If you reserve within six weeks of your arrival date, the total rental value is required to be paid before the reservation is confirmed. 

4 Occupancy 

4.1 You agree that the maximum number of people to use the Property will be the number specified on your application form. 

4.2 As the property is primarily for use for family holidays, we reserve the right to refuse or curtail any reservation which appears not to meet this requirement, either by numbers in the party or the composition. 

4.3 We reserve the right to make a charge for damaged or missing items and any other cost which we incur save for the cost of normal cleaning by us. 

5 Smoking

5.1 Smoking is not allowed in any of the properties.

6 Swimming Pool, trampoline and climbing frame

6.1 Use of the swimming pool, trampoline and climbing frame is entirely at your own risk. 

6.2 Children must be supervised at all times when using the pool.

7 Pets

7.1 Pets cannot be brought to the Property except with our prior express permission. When a pet is housed without such permission we will have the same rights as are reserved in Condition 4 above. If permission is granted the following are conditions: 

7.1.1 Pets must be supervised and under control at all times. Under no circumstances may pets be left unattended in the Property. You must ensure that no damage is caused by them to the property and that they cause no disturbance within the surrounding area. 

7.1.2 You must always clear up after your pets and you must remove all trace (inside and in the garden) of your pets having been present before you leave the property. If you do not, you will be liable to a surcharge of £50. 

7.1.3 Pets must not be allowed to sit or sleep on the furniture or to enter the swimming pool area.

7.1.4 An additional charge will be payable for pets.  

8 Liability 

8.1 No liability is accepted in respect of loss or damage to you or any member of your party, their baggage, bicycle, possessions, car or contents. 

9 Complaints 

9.1 If it is felt that there are reasonable grounds for complaint about the Property we must be contacted immediately so that appropriate action can be taken. No such matters can be dealt with after completion of your rental period. 

10 Access 

10.1 We, or our representatives, shall be allowed access to the holiday accommodation at any reasonable time for essential maintenance. Wherever possible this would be by prior arrangement. 

11 Cancellation by us 

11.1 In the unlikely event that your Property becomes unavailable due to reasons beyond our control we will offer you an alternative if at all possible. Should this not meet with your approval, or if no alternative is available, the total rental value will be returned in full and we shall not be under any other liability. 

12 Cancellation by you 

12.1 To cancel you must give notice in writing to us. 

12.2 To be effective such notice must be e-mailed and/or sent by prepaid special delivery to us. 

12.3 In the event that you cancel your rental, the following terms apply: 

12.3.1 If notification of cancellation is received more than 8 weeks before your arrival date, then you are liable for 10% of the total rental value. 

12.3.2 If notification of cancellation is received between 8 and 4 weeks before your arrival date, then you are liable for a sum equal to 50% of the total rental value. 

12.3.3 If notification of cancellation is received less than 4 weeks before your arrival date, then you are liable for 100% of the total rental value. 

13 Changing Dates

13.1 Once dates of a booking have been confirmed in writing to you, they can only be changed with our written agreement. Where we agree to a change in the dates of your holiday, an administration charge of £50 will be applicable. 

14 No Warranty / Representative 

14.1 Whilst every effort is made to ensure the accuracy of information given either orally or in writing, all information is given in good faith, but no such information will be deemed to be a representation or warranty and we shall not have any liability.
